Current State Laws as of November 2025:
Massachusetts: Requires the disclosure of all mandatory and optional fees (like pet or parking fees) and mandates that the advertised price be a pre-calculated total including base rent plus mandatory fees.
Connecticut: Requires housing providers to disclose all periodic fees, with the law effective October 1, 2025.
Colorado: A new law, HB 25-1090, takes effect January 1, 2026 (pending a potential referendum) and requires landlords to disclose all fees. It specifically prohibits charging fees for services necessary to comply with housing laws, such as pest control, unless the fee is a small, disclosed percentage or flat fee.

How to Add Fees to Your Apartment Website
There are a few ways you can easily add property fees to your apartment website. Property Fees are fully integrated into the Rent Fetch plugin. If Rent Fetch is installed on your apartment website, you can follow the steps below:
1. Adding property fees via CSV through Rent Fetch settings
- Make sure Rent Fetch and Rent Fetch Sync plugins are up to date
- Go to Rent Fetch Settings > Property Settings > Global Property Fees
- You can then upload your formatted CSV file, which Rent Fetch then automatically converts into JSON format.
- Your property fees will now be displayed on your website wherever pricing is shown.
2. Adding property fees via a JSON file
Note: This method is best for groups or a PMC that is using the same fees across multiple properties, providing a single central place for the client to make edits, and those to be reflected on all sites, without going into each.
- Make sure Rent Fetch and Rent Fetch Sync plugins are up to date
- Go to Rent Fetch Settings > Property Settings > Global Property Fees
- You can then enter the URL to your JSON under Global Property Fees JSON URL
- Your property fees will now be displayed on your website wherever pricing is shown.
